Whether you’re looking for your first rental home or deciding you want a change, to ensure you find the property that’s right for you, it’s worthwhile having a think about what you want from the start. It’s easy to get swayed by beautiful décor, or a fantastic location, and if you let your heart lead and your head remain silent you may regret your decision further down the line. Therefore, before you start your search, ensure you know exactly what you’re looking for in a rental property.
Be flexible on style
This may sound like a complete contradiction of what we have just advised, but when it comes to the style and type of property you are seeking, we suggest that you be a little flexible. You may have visions of living in a charming period property, yet when you walk into a contemporary apartment you’re completely swayed. We always suggest that you view a variety of properties as this will show you exactly what you can afford within your budget.
Location is essential
There are a variety of things that may influence the decision of where you want to live, such as proximity to work, family, friends and amenities. You may have a preferred area but be sure to look at other options, as you may get a little bit more for your budget a bit further out. Still, bear in mind that one thing you can’t change about the property you decide to rent is its location, so visit the area at different times of the day and night. Try the commute to work, to the gym, to your friends and family, is this something you will be happy with in the long term?
Key an eye on the figures
Being realistic with your budget is essential. Just because you can afford the rent this month and next, doesn’t mean it will be that easy all year round. Will you still be able to afford a social life? Is there any extra for that much-needed holiday, and what about Christmas? It’s not only the rent you need to be able to afford – what about the monthly bills and council tax? Have you budgeted these into your figures? We can’t stress enough how important it is to be realistic with your budget, as you don’t want to fall down the hole of struggling to pay rent.
With or without furniture?
If you already have some bits and pieces of furniture, this could be an easy decision for you to make, but otherwise it could all come down to costs. Yes, the choice of pieces within a furnished property may not be to your taste, but it could be a more cost-effective option than trying to furnish the property from scratch. It’s not just buying what you need but also delivery that you need to take into account, the costs can add up when you start to buy everything from a bed, to a sofa, and a mug and teaspoon needs to be purchased.
When you have a clearer idea in your mind of what you’re looking for in a rental property, it’s time to start viewing. You can’t get the true measure of a property from what you see online; you need to visit every property in person, it’s the only way you will know if it’s right for you.
