Make them feel safe

Showing you have thought about their safety will be a plus point when tenants are deciding on which property to rent. Think about choosing good locks and maybe even an alarm system and an outside light so they’re not approaching the property in complete darkness.

Could it be the deal breaker?

Yes, even in a rental property kitchens and bathrooms can be the deal breaker for tenants. They want modern, stylish and, most importantly, clean kitchens, a place where they can practise their culinary or baking talents. The bathroom should have a luxurious feel, somewhere they can see themselves relaxing in at the end of a busy day. So ditch the coloured bathroom suites, broken cupboards, dirty grout and dodgy plumbing, they want a home, not a house of horrors.

Transparent service

One of the major concerns for tenants is how they will be looked after during the tenancy. They want honest and transparent communication, and a service where you or your managing agent responds, reacts and delivers. So make it clear from the outset who is managing your property and the processes you have in place to handle any issues that may arise. Be clear about your expectations of your tenants and what they can expect from you in return.
